Your Responsibilities as a Landlord
It goes without saying that any property a Landlord rents to tenants must be safe. Regulations state that landlords must ensure every electrical installation in their Property is inspected and tested at no more than 5 year intervals and are performed by a qualified electrician.
Following a satisfactory test the Landlord must then obtain & keep a copy of the report for 5 years, as well as providing copies to any current or future tenants of the property. The landlord may also be required to provide a copy of the EICR to the local authority within 7 days of a written request.
How much does an EICR (Electrical Installation Safety Report) cost?
The Cost for an EICR test will vary depending on the properties size, Consumer unit and wiring however the average cost ranges from £100 to £300+. If faults are found there could be further costs involved but these would be discussed prior to performing further works.
Some average costs based on bedroom numbers are listed below to give you an idea of what to expect when requesting:
- One Bed Flat: £90+
- Two Bed Flat: £120 - £160

What if a property fails an EICR test?
If your property fails a safety test, The faults will need to be repaired to bring the property back to compliance. Depending on the severity of the issue that caused the failure, You will have 28 days to identify and rectify the faults found.
Active Electrics help their clients that have failed an EICR test by diagnosing and fixing most faults within 3 days of the failed test. We also complete the final EICR testing on the same day as the repairs are complete whenever possible. After which the landlord and tenant will receive all documentation confirming the work has been completed and the EICR testing passed.
What are the consequences for failing to meet regulations?
Landlords that do not repair any necessary faults within 28 days [of failing an EICR test] could be served with a remedial notice by their local authority. Landlords could also be fined up to £30,000 for breaching their legal responsibilities.
If a remedial notice is ignored, the local authority has the power to carry out remedial works on the landlords property and recover the costs from the landlord. The costs are also generally higher than your local tradesman on top of any fines that may be imposed.
If the Electrics in a property are dangerous, The local authority could also condemn a landlords property, making it uninhabitable by law. In the worst of cases landlords could also be given a prison sentence for negligence, causing injury or even death to their tenants.
